    At Studio Z, we manage Pre-Design (research, survey, zoning feasibility, programming), Schematic Design (concept development and preliminary floorplans), and Design Development (refined design, structural team coordination, cost estimating and value engineering, specifications outline). We also oversee the building permit process, prepare construction documents, guide you through bidding and contractor selection, and provide on-site project oversight during construction.

Project Feasibility & Planning 

  • At Studio Z, we handle that for you. In the Pre-Design phase of our process, we conduct zoning research and feasibility studies, ensuring compliance with city regulations. If permits are needed, we manage the submission and approval process as part of our full-service offering. 

  • We have long-standing trusted contractor relationships and facilitate a competitive bidding process in the Bidding & Negotiation phase. We help you to find a contractor that aligns with your budget, vision, and project needs. And of course, if you’d prefer to work with your pre-selected contractor, we’re fully supportive and look forward to partnering with them. 

  • Costs depend on project scope, materials, and structural changes. In the Pre-Design phase, Studio Z can give you an approximate cost based on experience with similar projects. And in the Design Development phase, we provide preliminary cost estimates and value engineering to align with your budget. Once we reach Bidding & Negotiation, the contractor will provide the final cost of the renovation or build, ensuring transparency before construction begins.
